The Moorings and Coquina Sands
The Moorings and Coquina Sands areas are centrally located, stretching from US 41 to the Gulf of Mexico. Much of the area is waterfront, especially in the Moorings, with boat docks and shimmering views of both single-family homes and condominiums.
These neighborhoods were primarily built in the 1960’s and 70’s, and exude a quite elegance befitting a premier lifestyle. The streets are lined with ficus, banyan and palm trees, and neatly manicured lawns are in abundance. Every home in neighboring Coquina Sands is within walking distance of the beach and gulf-front Lowdermilk Park.
Park Shore
Park Shore is an immaculate, prestigious community located between the Gulf of Mexico and US 41, with inland and waterfront homes and condominiums as well as excellent shopping and dining facilities, including the breathtaking Venetian Village. Most of the condominiums are located on the Gulf or Venetian Bay. Marina facilities are located directly on the waterfront, and residents of the area have private entry in addition to several beach access points. Landscaping in all areas of Park Shore is extensive and well manicured, reflecting the elegance of this neighborhood.
Royal Harbor
Located on the South side of 41 just East of Port Royal on the Bay of Naples, Royal Harbor offers some of the best water front properties in the area. Deep canals suited for the sail boats and power boats make this a boater’s haven. Streets are named for local marine life.
Predominately a full-time single family residential family community makes Royal Harbor truly special. Like the other waterfront communities Royal Harbor is being re-built from the ground up. Although a part of Collier County Vanderbilt projects the same atmosphere as the waterfront neighborhoods in the City of Naples.
Hidden from the crowds and traffic of Route 41 to the East by the community of Naples Park makes Vanderbilt a community that can be missed by those not familiar with the area. The result is a quiet private waterfront area close to the new shopping centers and the growth along Immokalee Rd.
Estate Areas Pine Ridge, Livingston Woods, Logan Woods, and Oakes Boulevard
Unlike every other Luxury Neighborhood in Naples, these communities are all about land. Formerly zoned agricultural, the Luxury Estate Areas of Pine Ridge, Livingston Woods, Logan Woods, and Oakes Boulevard require 2½ acre lots.
